Building a new home can be a long and windy road. However, it is also an exciting time. 

Make sure you are fully prepared for success by trying to avoid these common pitfalls. 

 

Poor working drawings

Whether you are building new, renovating or adding a flat outback, do not overlook accurate working drawings. 

Working drawings form the basis of everything that will happen during the build. It shows you the overall layout of the house, the number of rooms, size of the build and important features to be considered. Having a quality working drawing is the first step to a successful build.  

 

Lack of overall planning

They say preparation is key. And, in building, this is no different. 

Before breaking ground ensure all your T’s are crossed and I’s are dotted by creating a detailed plan for everything from materials, contractors, timeline and purchases. By having this outlined before the build starts, you will able in a good position to adapt if plans change. 

 

Lack of light

One of the big trends that has taken over in the past few years, is the desire for natural light. In New Zealand, we are blessed with amazing natural light – even in the heart of winter. 

Set yourself up to take advantage of as much natural light as possible, by factoring big windows, glass doors and skylights. 

Flooding your new house with natural light comes with the added benefit of reducing your power bills throughout the year. 

 

Under-utilized spaces 

Unless you have a large block of land to build on, chances are you may need to be smart about creating and using spaces in the house. 

Due to this, it’s important to factor in how you will create and utilise space with any new build or renovation. Again, this is why it is critical to have an accurate floor plan. 

This is a fine balancing act. The spaces you create should be determined by today’s want’s but also tomorrow’s needs. Will, there be a new addition to the family, are you anticipating working from home more or is a second story really needed? 

 

Poor or no storage space 

Throughout life, we tend to accumulate countless belongings, so naturally, we need somewhere to put them all. 

Creating adequate storage space is an essential part of any new build. In today’s market, there are countless ways to create the storage space you need that doesn’t take up all your available space.
